SHORT-TERM RENTAL AGREEMENT 

This Short-Term Rental Agreement (“Agreement”) is entered into between the Owner and the Tenant, as of the date of digital signature. The purpose of this Agreement is to define the terms and conditions under which the Tenant will occupy the property located in Serres, Greece. 

1. Definitions

  • Owner”: The lawful owner of the short-term rental property, who holds title of ownership and has registered the property with the Greek Short-Term Rental Registry of AADE via the official submission platform (Property Registry Number: 00002540733).
  • Tenant”: The person making the booking, as well as all individuals staying with them at the property.
  • Short-Term Rental”: The rental or sub-rental of a property, whether or not listed on a digital platform within the sharing economy, and whether or not the contract is concluded via such platform, for a period not exceeding sixty (60) days, provided that no services are offered beyond accommodation and provision of bed linen. 2. Property

  • Layout: One bedroom, one living room, one bathroom, one kitchen

3. Number of Occupants

  • The number of occupants declared during the booking must include all adults and minors, regardless of age.
  • Only the individuals explicitly listed in the reservation may stay at the property.
  • The Owner reserves the right to verify violations of this clause via footage from the outdoor security camera, which operates legally and only records the exterior entrance, in accordance with the GDPR.
  • A fine of €50 per night applies for each additional person beyond the declared number.
  • The Owner may impose this fine without prior notice, provided there is adequate evidence (e.g. visual material or credible witnesses).
  • The Tenant reserves the right to raise a good-faith objection within a reasonable period, which the Owner is obligated to review.
  • Subletting or transferring the property to third parties is strictly prohibited. In case of violation, the Owner reserves the right to terminate the lease without refund and to apply a penalty equal to the total booking amount.

 4. Term of Lease

  • The lease duration is based on the arrival and departure dates declared during the online booking and confirmed in writing.
  • Check-in time: After 3:00 PM. The lockbox code, where the keys are stored, will be provided by the Owner on the day of arrival and in any case prior to check-in time.
  • Check-out time: Before 11:00 AM.
  • Early check-in or late check-out is not allowed unless otherwise agreed in writing.
  • If the Tenant does not arrive within 24 hours of the scheduled check-in time without prior notice, the booking is deemed canceled, and the Owner has no obligation to retain the reservation or issue a refund.
  • The Tenant must follow the check-out instructions displayed inside the property.
  • The Tenant must leave the property in the condition it was received. In case of dispute, the state of the property at check-out shall be considered indicative, unless proven otherwise.
  • Unauthorized extensions of stay are strictly prohibited and entitle the Owner to terminate the lease and remove the Tenant.
  • Delayed departure may cause damages to the Owner, including but not limited to:
      • Cancellation of future bookings
      • Loss of rental income
      • Harm to the property’s or Owner’s reputation
      • Relocation costs for third parties
      • Costs for repairs or delayed maintenance
  • The Tenant agrees to bear these costs and acknowledges that such conduct may constitute a tortious act.

5. Payment and Cancellation Policy

  • No security deposit is required.
  • The full rental amount is paid upon booking confirmation (prepayment), unless otherwise agreed in writing.
  • Cancellations made within 24 hours of booking entitle the Tenant to a full refund.
  • After 24 hours, the booking becomes final and non-refundable. The Tenant waives any right to cancellation, modification, or refund for any reason, except in proven cases of force majeure.
  • In exceptional cases of force majeure that objectively prevent the stay (e.g. serious accident, travel restrictions, natural disaster), the Owner may, at their sole discretion, review refund requests in whole or in part. Supporting documentation must be submitted promptly by the Tenant in writing.

 6. House Rules

  • The Owner does not provide private parking. The Tenant may park on surrounding streets at their own risk and must comply with traffic regulations. Parking in crosswalks, ramps, or handicapped spaces is prohibited.
  • An environmental fee of €8 per night during the Summer period (April to October) or €2 per night during the Winter period (November to March), is included in the total rental price and is submitted to the Greek tax authority in accordance with the relevant legal provisions (Ministerial Decision A. 1202/2024, Government Gazette B’ 7301/31-12-2024).
  • Smoking is prohibited inside the apartment. It is only allowed on the balcony. Smoke detectors are installed. A €50 fine applies for smoking indoors. The Owner reserves the right to terminate the lease for violation of this rule.
  • The Tenant must avoid excessive noise and comply with the building’s internal regulations as well as the legally established quiet hours: 15:00–17:30 and 23:00–07:00. The Owner is not liable for complaints or penalties resulting from noise violations.

 7. Damages and Liability 

Tenant Responsibilities: 
  • The Tenant shall use, operate, and maintain the property, its contents, and all its amenities with due care, including but not limited to furniture, appliances, electronics, décor, plumbing, and exterior spaces.
  • The Tenant must keep the premises clean and in good order, and must lock and secure the apartment when not present.
  • The Tenant is solely responsible for any damage, loss, or destruction caused by themselves or co-occupants due to negligence, misuse, or failure to comply with the terms.
  • The Tenant must immediately notify the Owner of any damage via the website’s contact form or by phone.
  • A fee of €30 applies for lost keys or power card.
Damage Assessment & Compensation: 
  • The Owner will assess the damage and contact the Tenant to determine appropriate resolution.
  • The Owner reserves the right to charge the card used for the booking if damage or violation is confirmed, supported by evidence (e.g. photos, witness testimony, video).
  • Compensation is paid directly to the Owner and may include income loss due to unavailability for future bookings.
 Serious Violations – Eviction: 
  • In case of serious or repeated violations, such as:
      • property damage, 
      • serious disturbance to neighbors,
      • breach of quiet hours,
      • use of prohibited substances,
      • refusal to comply with house rules,
the Owner or an authorized representative may require immediate eviction of all occupants, with forfeiture of 100% of the rental amount and no refund.   False Declarations: 
  • If the Tenant is found to have provided false or misleading information, caused damage, or acted in a way that endangers the property, neighbors, or the Owner’s reputation, the Owner reserves the right to immediately terminate the lease and request immediate removal without compensation.

  8. Conduct and Lawful Use 

  • The Tenant must be at least 18 years old to enter into this agreement and stay at the property.
  • Minors under the age of 18 may only stay if accompanied by a parent, legal guardian, or responsible adult. Unsupervised minors are not allowed.
  • The property may only be used for residential purposes. Any professional, commercial, or product-related activity is prohibited.
  • Strictly prohibited:
      • Parties or events of any kind
      • Possession or use of weapons, explosives, toxic/narcotic substances
      • Pets without prior written consent. A fine of €30 may be applied if unauthorized pets are confirmed via reliable means (e.g. video, traces, witness)
      • Illegal activities, including drug use, violence, or unlawful sexual behavior
  • Any such violation will result in immediate lease termination without refund and may trigger notification of authorities.
  • The Owner is not liable for acts or omissions of the Tenant or third parties that violate this agreement or applicable laws.

 9. Security Camera Notice 

  • In accordance with Directive No. 5/2017 of the Hellenic Data Protection Authority, a 24/7 security camera is installed at the entrance of the accommodation.
  • The camera records only the strictly necessary outdoor area for security purposes and in compliance with GDPR (EU Regulation 2016/679).

 10. Personal Data – Identification and Privacy 

The Tenant is required to: 
  • Provide a clear photo of an official ID document (identity card or passport),
  • Submit payment card details via Stripe, an independent, secure payment processor.
If the Tenant provides incomplete, false, or misleading data — such as a fake name, invalid phone number, or falsified ID — the Owner reserves the right to reject the booking without compensation. The Tenant will be notified via email and requested to resubmit valid details within 12 hours of booking. Failure to comply will result in automatic cancellation and the property will become available to others.  Collected data: 
  • Are processed exclusively for identification, security, and damage liability purposes,
  • Are processed in accordance with the General Data Protection Regulation (EU 2016/679 – GDPR), based on contract performance and the Owner’s legitimate interest,
  • Are stored securely and confidentially,
  • Are deleted within 48 hours of departure unless legally required to be retained.
 The Tenant has the right to: 
  • Access their data,
  • Request correction or deletion,
  • Restrict or object to processing,
  • File a complaint with the Greek Data Protection Authority.
 By signing this agreement, the Tenant confirms they have been informed and consent to the collection and processing of the above data.

11. Responsibilities of Owner and Tenant

  • The Tenant accepts that the Owner is not responsible for loss, damage, or theft of personal items or injury to any person inside or outside the property or in common areas, unless caused by proven gross negligence or willful misconduct by the Owner.
  • The Tenant assumes full responsibility for the safety of their family, friends, or other occupants, especially minors. The Owner is not liable for accidents resulting from lack of supervision.
  • The Owner’s insurance does not cover the Tenant’s personal belongings. The Tenant is advised to obtain private insurance.
  • Items left behind after checkout are not the Owner’s responsibility. The Owner will attempt to return them at the Tenant’s expense. After 2 weeks, unclaimed items may be disposed of, except for ID documents or valuables, which will be delivered to authorities.
  • In the event of force majeure (e.g. power outage, infrastructure failure, natural disaster, general strike, travel restrictions), the Owner reserves the right to cancel the lease and refund the amount paid, without further obligation.
  • The Owner is not liable for illness of the Tenant or companions, regardless of when it occurs.
  • The Owner is not liable for delays, inconvenience, or damages resulting from force majeure as described above.

 12. Legal Protection and Jurisdiction

  • The Tenant agrees to reimburse all reasonable costs, legal fees, and expenses incurred by the Owner in enforcing or defending this Agreement.
  • Any dispute arising from or related to this Agreement (including its existence, interpretation, or termination) shall be resolved primarily through amicable negotiation or mediation.
  • If such efforts fail, the courts of Serres, Greece, shall have exclusive jurisdiction, and Greek law shall apply.
